In my latest conversation on X Factor Marketing, I sat down with Alexis Diaz, a powerhouse agent from Central Florida who has built an incredible business using one platform: YouTube.

The results? Over 100 closings in two and a half years. Zero paid advertising. Every single lead came from her consistent, authentic content.

The Journey: From Cold Calling to YouTube Success

Alexis didn't start out as a YouTube expert. Like many agents, she followed the traditional path—cold calling, expired listings, open houses. But something didn't feel right.

"It just didn't align with me," she shared. "But you have to do what you have to do, especially when you have six kids and you have to pay the mortgage and feed the bellies."

So she made a choice. She decided to do something that aligned with her personality and skills. That something was YouTube.

Two and a half years later, she's known as "The I Got You Girl" and runs a thriving business built entirely on organic content.


What She Posts (And Why It Works)

Alexis's strategy is refreshingly simple: home tours.

She films walkthroughs of new construction homes, resale properties, and community features—keeping it authentic, honest, and engaging throughout.

"I keep it all the way 100," she explained. "Which basically means I keep it all the way honest and real and authentic. And I just add value, I add my spiciness to it, my authentic self."

Here's what makes her tours stand out:

She shows everything. Yes, even the AC closets. People want to see it all, and she delivers.

She engages viewers throughout the video. She's constantly asking questions: "What would you do with this space?" "How would you design this room?" "Let me know what you think about this house."

She's honest. If something doesn't make sense in the home design, she says so. She's not trying to sell every house—she's trying to provide value and build trust.

She keeps it conversational. It feels like you're touring the home with a friend, not watching a sales pitch.


Getting Started: The Equipment You Actually Need

One of the biggest obstacles agents face is thinking they need expensive equipment to create quality content.

Alexis started with:

  • Her iPhone

  • The cheapest mic and gimbal she could find

  • A basic 2K drone (a little blurry, but good enough to show neighborhoods and exteriors)

That's it.

"All you need to start is you have your phone," she emphasized.

Yes, her equipment has evolved as her business has grown. She now uses a professional camera, upgraded drone, and better gimbal. But she didn't start there—and neither should you.

The Secret Sauce: How Videos Convert to Clients

Creating great content is one thing. Converting viewers into clients is another.

Here's Alexis's formula:


1. Plant Your Call-to-Action in the MIDDLE of the Video

Most agents make the mistake of saving their call-to-action for the very end. By then, many viewers have already clicked away.

Alexis coaches her audience on how to contact her right in the middle of the tour.

"Hey guys, what do you think about this house so far? Do you love it? If it's not quite it, but you definitely want to work with us at the Evolve Estates Group..." and then she gives clear, simple instructions on how to reach her team.


2. Keep Contact Options Simple

Analysis paralysis is real. If you give viewers too many ways to contact you, they'll choose none of them.

Alexis keeps it straightforward: "You can send us an email, send us a text, send us a smoke signal—we'll be here for you."

Clear. Simple. Memorable.


3. Coach Your Viewers

She literally tells people what to do and how to do it. No guessing. No confusion.

"You have to coach them," she explained. "Because if you give them too many options, it's analysis paralysis."


The "I Got You" Brand Story

One of my favorite parts of our conversation was hearing about how Alexis's signature hook came to be.

Born and raised in New York, "I got you" is just part of how she naturally talks. When her team was trying to figure out an opening hook for her videos, she tried: "Are you interested in a brand new construction home under $300,000 with no HOA? Well then look no further. I got you." (And she points.)

It felt authentic. It felt good. So she kept doing it.

Now, she's known as "The I Got You Girl." People call her and say, "I know you got me, right?"

It's more than a catchphrase now—it's her entire brand identity.

The lesson here is powerful: When you lean into what feels natural to you, when you stop trying to sound like everyone else and just BE yourself—that's when your brand becomes unforgettable.


The Long Game Mindset

Here's the part where I need to be honest with you: YouTube is not instant gratification.

It takes time. It requires consistency. You won't see results overnight.

But as Alexis put it: "It's so worth it when you wake up and you receive emails that people have booked in your calendar or sending you emails like, 'Hey, I want to work with you.'"

The agents who succeed with organic lead generation are the ones who understand this is a long game—and commit to showing up anyway.

Alexis posts consistently. She stays authentic. She delivers value. And the leads come.

"Don't give up. You just have to stay consistent and keep showing up," she said.


What to Do When You Don't Have Listings

One objection I hear all the time: "But Wendy, I don't have any listings to feature. What would I even film?"

Alexis has a great answer for this.

She reaches out to other listing agents—both eXp agents and agents from other companies—and says: "I want to help you find the buyer for your home. This is what I can do for you. I want to put your house on my channel. I get this many views."

She comes from a place of contribution, not competition.

"The majority of agents say, 'Absolutely, let's do it,'" she shared.

You can also attend open houses and ask the agent if you can film a tour. Most will say yes to free exposure for their listing.

The opportunities are there. You just have to ask.


Multi-Platform Strategy (But Master One First)

While Alexis has built her business on YouTube, she's now extending her brand to other platforms like Instagram and TikTok.

But here's the key: She mastered one platform first.

"I wanted to focus on just one platform," she explained. "Sometimes it gets too much when you're trying to do too many things."

Once YouTube was working consistently, she began repurposing content:

  • Short-form vertical clips for TikTok (focused on consumers/buyers and sellers)

  • Instagram content (more focused on teaching other agents)

  • One post per day on TikTok to start building momentum

She's not overwhelming herself trying to be everywhere at once. She's strategic, intentional, and focused.

Listening to Alexis share her journey reminded me of something I say often: You can build a great business on one platform by showing up consistently, by being yourself, and delivering value.

You don't need a massive budget. You don't need the latest equipment. You don't need to be on every platform.

What you need:

  • A commitment to consistency

  • The courage to be authentic

  • A willingness to play the long game

  • A strategy for converting viewers into clients

Alexis is living proof that this works.
