How do you find time to write a book while being an industry leader for eXp Realty?
You don't "find" time. You make it.
A little bit here. A little bit there. Early mornings before the workday starts. Weekends. And eventually, those 30-minute sessions add up to a book.
That's what happened with Leverage Your X-Factor.
People keep asking me: "Wendy, when did you have time to write a book?"
Here's the honest answer.
When did you write Leverage Your X-Factor?
At the beginning of 2025, my husband and I sat down to plan our year—something we do every January. We block off personal time first (vacations, adventures, downtime). Then we set goals.
One of my goals? Write the book.
I'd been talking about it for years. The idea had been marinating. But my husband pushed me: "Is this the year? Are you going to do it?"
I said yes. I made the commitment out loud.
And here's the first takeaway: If you have a goal, say it out loud. Not just to yourself. To other people. It's a huge part of accountability.
In February, I declared it to the eXtend a Hand board: I'm writing a book, and all proceeds will support agents in need. That made it real.
How did you actually write the book?
I found a book coach.
Second takeaway: Find a coach. If you're doing something new, work with someone who's done it before. They'll help you move faster.
Here's how we worked together:
30 minutes every week. Early mornings. He'd interview me about a section of the book. We'd record it, transcribe it, turn it into pages. I'd edit. Then we'd move to the next section.
Rinse and repeat until we had a chapter. Rinse and repeat until we had a book.
Sounds simple, right?
But here's where I got stuck: the perfectionist trap between 80% and 100%.
I rewrote the entire first chapter. I changed one of the framework elements (the "F"). I completely reworked the community chapter because I wasn't happy with it.
I was worried about what people would think. I wanted it to be perfect.
Eventually, I had to coach myself: "Okay, we're good. We can move forward."

Why did you write Leverage Your X-Factor?
Because I've seen too many "Alex’s."
In the book, I tell the story of Alex—a talented, hardworking real estate professional who's burning out. The work feels empty. Unfulfilling.
I've seen so many agents like Alex. Agents with drive. Agents with spark. Agents with that X-Factor.
But they never create a framework for long-term success. They spike, then burn out. They leave the industry or just stop thriving.
That breaks my heart.
The X-Factor Framework is designed to change that.
