What happens when someone asks AI for a real estate agent recommendation?

They get an answer. Right away. With a name.


AI tools like ChatGPT, Google Gemini, and Microsoft Copilot are becoming the new front door for how buyers and sellers find and choose their agent. And the way AI decides who to recommend is fundamentally different from traditional search or advertising.

There is no form to fill out. There is no check to write. AI is pulling from what it can find, understand, and verify about you across multiple trusted sources on the web. If your digital presence is scattered, inconsistent, or thin, you will not show up. If it is clear, consistent, and credible, you have a real chance.


What is the AI Visibility Formula?


There are five things AI looks for when deciding who to recommend:

Clear identity. Who you are and where you work. Local relevance. That you actually serve the area being asked about. Demonstrated expertise. That you know your market deeply. Third-party trust. That people and organizations beyond your own website vouch for you. Accessible information. That your website and content can actually be found and crawled.

Clear identity plus local relevance plus demonstrated expertise plus third-party trust plus accessible information. That is the formula everything else flows from.

And after spending time in this conversation, I completely agree.


What are the most important strategies for AI visibility?

Consistent digital identity. Your name, brokerage, phone number, service areas, and specialties need to be identical everywhere. When these details conflict across platforms, AI gets confused about whether it is looking at the same person.

Google Business Profile. Claim it, complete it, verify it. Add your service areas, your specialties, current photos. Respond to every review professionally. This directly feeds the local visibility signals AI uses.


Claim the profiles AI uses as sources. Apple Business Connect, Zillow, Realtor.com, Homes.com, LinkedIn, your brokerage profile, local REALTOR association directories. Each of these is a place AI might go to learn about you.


Your website needs to answer five questions immediately. Who are you? Where do you work? Who do you help? What do you specialize in? And why should someone trust you? Specific and verifiable beats vague every time.


Local content. Generic national articles will not establish you as the local expert. Publish content based on what your clients actually ask. What does it cost to buy in your market right now? How do property taxes work in your county? What should someone know about new construction in your area?


Authentic reviews. The most useful reviews naturally mention the city or neighborhood, whether the client bought or sold, the challenge you helped solve, and the outcome. Ask for them after every closing. Respond to every single one.


Third-party credibility. Local news interviews, guest articles, podcast appearances, chamber memberships, community event sponsorships. These external mentions signal to AI that you are real, established, and trusted.


How do you measure your AI visibility?


Once a month, open a private browser window and type recommendation prompts for your market. Do you appear? Who does? Which sources get cited?


You can also track ChatGPT referral traffic in your website analytics. Build this into your monthly routine.


What is the 90-day plan to get started?


Days one through thirty: build the foundation. Audit your information, complete your major profiles, clean up your bio and homepage, and make sure your site can be crawled.


Days thirty-one through sixty: demonstrate local expertise. Publish community guides, answer frequently asked questions in writing, request authentic reviews from recent clients.

Days sixty-one through ninety: strengthen your authority. Pursue local media and podcast opportunities, create or update professional directory profiles, test recommendation prompts, and review your AI referral data.
