How to Use AI To Attract the Luxury Buyer


In a market where luxury listings can linger and discerning buyers are more selective than ever, savvy agents are learning to market smarter, not just harder. One powerful tool is turning heads in the high-end real estate sector: ChatGPT.

I recently sat down with a luxury agent determined to do more than just list a property. She wanted to sell it with strategy and precision. Her listing was stunning. But in today’s market, stunning isn’t enough. You need strategy.

So, I walked her through exactly how I would use ChatGPT to reverse-engineer a targeted buyer profile — not just to find the buyer, but to show her seller the method behind the marketing.


Step 1: Feed the Property Into ChatGPT

We started by pasting the full listing description into ChatGPT. Every detail, from architectural style to location, finishes, amenities, and even the vibe of the neighborhood.

Then came the first question: “Who is likely to be the buyer for this property in today’s market?”


Within seconds, ChatGPT began profiling. Suggesting buyer personas such as the remote tech executive relocating from San Francisco, the international investor looking for a pied-à-terre, or the growing family upgrading from their starter home.

This wasn't magic. It was just good data analysis, fast.


Step 2: Ask AI Where the Buyer Is Now

Once we had a few buyer archetypes, we dove deeper: “Where is this buyer likely living now?”

ChatGPT drew on demographics, migration trends, and purchase patterns. Is this buyer coming from a coastal city? A tax-heavy state? A neighboring luxury community? Suddenly, the agent had insights into geography, lifestyle, and pain points that motivated a move.


Step 3: Tap Into Motivation and Marketing

We kept going: “What will likely motivate this buyer to purchase now?” “How should I market to this type of buyer?”

ChatGPT suggested high-impact messaging, urgency due to limited inventory, desire for turnkey living, or proximity to elite schools and lifestyle amenities. It offered digital channel strategies, such as paid social ads targeting feeder markets, messaging for email campaigns, and even scripts to use with buyer agents.


Step 4: Build the Strategy and Present It to the Seller

From this conversation, the agent built a one-page Buyer Profile and Marketing Strategy, which she presented directly to her seller.

She said something like:

“I didn’t just list your property — I engineered a strategy to find the right buyer. Here’s who they are, where they live, what motivates them, and how I’m going to attract them.”

Step 5: Proactive Outreach via Agent Networks

Then came the best part: proactive agent-to-agent outreach.

With the buyer profile in hand, she reached out to agents in the eXp Luxury Network, as well as those outside of it:

“Here’s the property I’m representing. I believe this buyer fits your current client base. Do you know anyone?”

This is where global collaboration comes in. Just a few weeks ago, I was in Europe, watching agents from Portugal, Spain, the UK, and the U.S. share stories of cross-border referrals. Today's real estate market is global. 


Step 6: Keep Sellers in the Loop with Measurable Action

With every outreach, the agent documented activity: how many agents she contacted, how many responded, how many leads surfaced. She reported back to the seller — not with empty metrics like “ad impressions,” but with real conversations and movement.

And that’s what sellers care about: proactivity. It’s not always about the most expensive marketing spend. It’s about showing up, being creative, and making the process transparent.

Final Thoughts: Lead as a Strategist, Not a Salesperson

In a tough market, sellers can become skeptical. Using ChatGPT to build a clear, confident strategy transforms the conversation. You shift from being on the defensive to leading from a place of offense — like a marketing strategist, not just a salesperson.

And here’s the kicker: no other agent is doing this at scale.

You’re not just using AI. You’re using it better. You’re not just selling property. You’re building trust. And that, in the luxury world, is how you close.
